Looking for Mortgage Broker in Vancouver area

I use Jen with Peter Kinch's team. They are based out of Vancouver, and I use them all the time, even though I'm in Alberta. http://www.pkteam.ca/

REIN™ Announces New Partnership with TenantPay to Benefit Members

Okay, in an attempt to get this discussion back onto the actual topic, I have a few questions for those that use tenantpay. 1. How quick does the money actually arrive in your account? Tenants will typically pay on the 1st, and you have your money in your account..........? 2. I see the...

    What would you do?

Good morning all, I have a property where a tenant has just moved out. Four bedroom place, so naturally, they had kids in there. Over the couple of years they were in there, they managed to spill juice and stain pretty much every bedroom's carpet. The carpet is in good shape wear-wise (not...

What Are YOU Looking Forward To at ACRE Live in Calgary?

Well, I'll jump in on this one. For me, I've already been on an ACRE weekend. Why go to another? There's several reasons. 1. Recharge - As real estate investors we are always faced with adversity. It's nice that for the most part, real estate can be a passive form of income. There's a...

    Carriage Houses

Well, we managed to find ourselves a place in Airdrie. Still working on conditions and all that. Wound up getting way more house than we envisioned, but the beauty is it comes with a legal suite of approx 600 sq feet above the garage. I never actually new the term 'carriage house' until I had...

    Moving to Calgary, have questions

Sure thing. I will be the only one commuting, as the wife doesn't work. I do enjoy driving, so might not bother me as much as some, but that's definately a trade off (I'd love to have a couple acres 5 minutes from work, but ummm, not happening :) ). As for hobbies, we tend to be involved in...

    Moving to Calgary, have questions

Well, rather than doing the usual talk about rental properties, I thought I'd take a moment and talk about our own houses. I am transferring with my job to Calgary, and thought I'd generally ask about people's opinions on some items. There are 3 of us (me, wife, 4 year old boy). I do tend...

Find realtor for investments in Calgary - REIN system oriented

I believe you may wish to do a little research on the Calgary market before engaging a realtor. That rent to purchase ratio seems a little rich. Rents have not really kept up with the property prices in Calgary as of yet. Even in outlying cities, that would be a little tough (Heck, I'm not...

Looking for someone to swap RRSP investments with

Situations like this are always a question of fact, and if it were discovered that there was a required 'swap' of RRSP money like this, it would likely be considered offside. Not sure of the consequence, but seems likely it would then be considered an RRSP withdrawl and therefore taxable withdrawl.

Should I get insurance company involved?

I disagree. While insurance premiums do indeed seem to go nowhere but up, putting in a claim will only make them go up more. You may even currently have a 'no claims discount' if you haven't had any claims in the last number of years. Putting in any claim would loose that discount. Insurance...

Considering starting my own handy man repair business in edmonton

Just a note, in Alberta you can not take payment up front unless you are registered with some provincial program. I'm not sure of exact details, but I just know I've seen several news stories recently about contractors being charged under the Fair Trade Act (I believe) because they were not...

    Worth While?

Overall, the numbers don't seem too bad. Would of course need a bunch more info (as pointed out above). Personally, I don't like condos as much as stand alone properties, but I do have a couple.

    Capital Gains Exemption

You are correct. To qualify for the capital gains exemption, the shares have to be qualified small business shares. Passive investments like rental corporations do not qualify.

    Mobile Home Investment Questions

I can only answer a few questions, on the list, but I do invest in some mobiles. In Alberta, there is no title as such, and no VIN type registry. However, there is a serial number. These are not recorded very well in any central database, but you can run a personal property registry (PPR)...
