Thanks for all the replies from everyone. In my heart I know that I am progressing - it's just taking time. We concentrate hard on being educators and motivators for everyone over here in the Maritimes but it is hard to stay motivated yourself when the progress is slow.

Standard business terms and conditions usually have 30 days notice in them. Have you checked your contract that you signed with them? Or didn't you have one?

It would also depend on your market. In ON most tenants pay their own utilities, in Halifax NS they want it included in the rent. Would $200/mth cover the utilities if you pay them or would the tenant feel that is too much and therefore pass on your rental unit? Like Thomas says - try both and...
