As for question #2, you can pay someone to be a help manage a property for you, however there are limitations (collecting rent, financial, etc). We pay a "superintendant" to manage our out of town properties and they are not liscensed.

Insects fall outside of the standard yard maintenance that can be expected to be performed by Tenants. Hire a pest control specialist to come in remove the insects and inspect for other problems that your tenant may not have seen.
I am not a lawyer howver my thoughts are that you removed conditions, so you agreed to the terms of the deal as how it was written, even with the offer being accepted late.
As for the legal address being incorrect, the intent of the document is for the purchase of that particular property...
You do not know if they will leave. They will stay and continue to take advantage of you. Get them all out, and start over with quality, equity building tenants.
