breaking the lease agreement

I have a tenant in a 6 month lease. She has taken a new job and will be moving. My question is regarding the security deposit. Would i give it back, (assuming the property is in good condition) or does the breach in our agreement allow me to retain the deposit. Any help would be appreciated

Does your lease agreement cover the issue specifically?

How much notice did they give you? Can you easily rent the property again, maybe for more money?
