    Partnership Split on Commercial Land

Hoping Y and his investors have deep pockets. What's the norm in this case? Is the landowner expected to be a partner in a construction project? I would think so. Yes it should be long term hold and this is probably the best for X. Thanks, Thomas

    Partnership Split on Commercial Land

Thanks, Thomas. It seems things are getting more complicated as we go deeper to details===))) If you are Mr. X, the landowner, who wants uncomplicated and less risky business with Mr Y, what would you choose: Option 1 - Lease of land to Mr Y and let him build the supposed to be partnership...

    Partnership Split on Commercial Land

Thanks, Matt. Say a development project. Just trying to clarify: So, for Mr X, his Land equity would be valued at assessed value (or market value?) of his land at the time of JV agreement assuming the land is cleared, no liens and encumbrances or he'd be responsible to clear any liens or...

    Partnership Split on Commercial Land

Very good point on fees. Thanks, Thomas. Just a follow up question: If X and Y have initially agreed on specific % split of net profit, should there be % split adjustment as asset value increases in course of business operations?

    Partnership Split on Commercial Land

Hi REINation, If Mr X owns a commercial land to be contributed to a JV partnership with Mr Y who will finance the construction of small commercial plaza, what's the best formula to get a reasonable split? Option 1 - Mr X's assessed land value (or market value?) (eg., $4M) + Mr Y's estimated...

    Commercial land details

Maybe there is. Even if it is vacant, there must be property information/history somewhere. There's no harm in trying if you are that interested to find out. Of course, a title search will serve your purpose as well. Your call really. Just sharing.........

Refinance or put your own money down.

Excellent feedback, Cory. IMO: I would only renew or refinance and take out equity (not my own money, of course!) to buy another rental property as Pooia was trying to decide on. But, to take out equity and not investing it, I would ask myself serious questions million times over. Thanks...

    Commercial land details

Aside from what Tina mentioned, you can always ask help from your friend realtor or mortgage broker. They have access to a 'system' about the owner's information, property details, mortgage/s on the property, tax, sales history, even previous MLS listings of the property, etc. Can you imagine that?

Thoughts on new mortgage rules that were announced?

Technicalities are a bit confusing......so if someone wants to take advantage of the old ruling he/she must buy and close on or before Oct 17? Or he/she can get the Offer accepted before Oct 17 regardless of the closing date? Please clarify. Thanks.

    Renting sight unseen

I would be concerned and skeptical.....be aware of scammers! Never take rent deposits, give bank account to transfer the rent deposits or sign a lease unless you or your PM personally meet and show them the unit. In the past, we received a lot of this type of offers to rent our unit ASAP but...

Thoughts on new mortgage rules that were announced?

Just wondering how millennials with low income can afford to buy a house and raise own family. It's not surprising to see unmarried couples without children still living in parents' basement suites or rent forever. I believe this new ruling is so unCanadians. What a stressful life!

We have a slogan that we follow when we face dilemma of this nature "Don't kill the goose that lays golden eggs". Use OPM instead and keep excellent cash flowing assets in your portfolio as long as possible. The article by Thomas touched me a lot because up until now, we hardly overcome the...
