    Thanks for those that replied. It's good to know one's options, if any. We figured it was better left untouched and let these tenants go free since there are legal fees and the possibility of them coming back and breaking a window, or two , is a real possibility. Kir.

    Interesting, I never had a ruling by a RTDRS Judge for the 75 dollar filing fees. The court clerk states it is very rare to be awarded the 75 dollar filing fee. I never heard of a lease in Alberta charging first and last months rent. Am I missing something here??? Also, if the renter paid up...
