    Fire

I second the idea of a dinner out. I would avoid the "months free rent" option. This is a great reminder that fire prevention / protection should be VERY high on investors list of priorities. Remember to test those fire extinguishers and maintain a log to show that your doing your part....

    Tenant not Responding

The notice should be in writing, posted at the residence. If you have a good relationship with the tenant, email notice could suffice...

    taxation avoidance

I'm considering making a sale of a property in which I would have a capital gain in the 6 figures region. From what I've been led to believe, 1/2 of the capital gains is taxable. Is this correct? The property is held in my personal name, not as a corporation. Are there any mechanisms that...

    Rent Receipt

There is no standard; so you just make something up with the important information. I include: - monthly rent - total rent for the period - rental period - full name of tenant - address of the rental premise - my signature, name and contact details (email address)

    Kijiji Ad

I would share the building, but hold on to the unit number. There are lots of enterprising individuals on Kijiji/Craigslist and taking it slow doesn't hurt. Maybe after a few emails of more substance you'll feel like sharing more....

    Rent Increase NOT allowed!?

Thomas, could you explain to me why this would be vote-buying? It seems to me that the group most aware of this 'rule' are landlords, who view it negatively. The bulk of the population doesn't know anything about it. Is this not quite the opposite of vote buying?

    Payroll Software

This topic is a slight deviation from the RE focus, but I think someone will have some experience with this. Does anyone have any recommendations for payroll software/web-apps? I am currently looking through a number of different options and was curios if anyone here has experience that I...

    Private Purchase/Sale

Hello! In a situation where you have an informal agreement to purchase a property (ie. verbal, no realtor involved), what are the steps to formalize the offer? 1) Do I forward the information to my lawyer and ask him to write it up? 2) Can I use the OREA Form 100 (for Ontario) myself and draft...

can`t post on kijiji if you are out of the country

Terri: Using some simple tricks, you will be able to post to Kijiji from abroad. Look into "Proxies" especially if you use firefox. Or look into something like: interestingly enough, no. I had no problem posting on craigslist. I`m hoping to do a lot more travelling in the future and still...

    Elevator maintenance, lifespan, inspection

Is the elevator hydraulic? Or roped? Is the cylinder buried? If it is, and is 40 years old, it will not have a PVC casing around it. Likely, given the vintage it is a buried hydraulic elevator. There is a push in the industry to replace these as there have been cases of catastrophic failure...

    Property Management Software

QUOTE (JNB @ Dec 10 2009, 12:32 PM) Quicken Rental Property Manager is a stand-alone software application to track rental income and expenses for do-it-yourself landlords. Intuit has created a quick and easy software solution that`s far superior to tracking the same information using pencils and...

    Property valuation

I`m interested in seeing some people`s opinion on the following scenario: You`re given the opportunity to put a price on a small multi-suite apartment in a private deal. The owner does not want to put a price on the building – but wants you to do it. How do you proceed, how do you (fairly)...

Tenant Leaving Prior to End of Lease

You should make it a priority to educate yourself on the system that is in place. I would suggest the following as a great starting place (it was for me!): http://www.ltb.gov.on.ca/en/STEL02_111286.html I suggest you book a walk through for the end of December - you should be able to see if...

Tenant wants to Paint, wants me to pay for it

Let her `test-paint` a room, and if she does a good job, let her continue. Overall, I would not allow a tenant to paint - the risk is not worth the bit of savings that you will see. A good painting crew does not have to be expensive and will be in and out without any problems ... whereas the...

Investing in UK - International Investing

I spent some time living in the Netherlands, and can say that (I believe) you are better off to earn Euro`s (or Pounds) and buy property in Canada. Your money goes a lot further here....Maybe England presents some special advantages/opportunities though?
