For all of you folks with multi-family properties, do you tend to rent coin laundry machines from a service or do you buy them outright? I'm taking over a rental contract from Phelp's for a Hamilton triplex but might consider buying machines instead. Opinions and experiences?

Just wondering, if a RTO deal involves a condo (or condo townhouse), who usually pays the monthly condo maintenance fees - the buyer/tenant or the investor?

When you structure a RTO, what type of mortgage is best suited? Do you base it on the term of the actual rent period? Do you use an open mortgage in case the tenant/buyer leaves before the rent period is over (or requires an extension)?

What about the mortgage paydown by the tenant? Wouldn't that be factored in? You guys might know the area - it's on Valleyfield Rd in Kitchener near highway 8. Isn't that a good area? Clint
