    Due diligence!

QUOTE (JimWhitelaw @ Nov 16 2010, 07:06 PM) Depends how "quick" the deal is. Where we`ve flipped via assignment of contract, no other inspections, that was left to the ultimate buyer. If it`s a deal where we`ll actually take title, then yes, I want to know what we`re getting, even if we plan on...

Agreement for sale where seller waits for his equity!

QUOTE (DavidSandbrand @ Nov 16 2010, 06:17 PM) Hi Mario, I don`t want to come-off as me talking you out of the property, I just wanted to make sure you were going in with realistic numbers. If the true market rent is $2,000+, you should be find, especially since a RTO buyer will pay more each...

Agreement for sale where seller waits for his equity!

QUOTE (DavidSandbrand @ Nov 16 2010, 04:12 PM) Hi Mario, Thomas` method is completely valid, but I do it a bit differently; - presuming the seller doesn`t need any money now (as it sounds like in your post), there would be no initial deposit or additional deposit. While not traditional, this...

Agreement for sale where seller waits for his equity!

I`m a little bit confused on how to write a "contract of purchase and sale" + "agreement for sale schedule financing" in which I buy the house with AFS and the seller agrees to wait until I cash out to get his equity. Lets say numbers are: ARV: $550,000 Ask: $520,000 Loan: $480,000...

    Criteria to select an area!

What criteria do you guys use select an area to call FSBOs when quick turning? Do you just pick a top 10 town? All of my good leads are coming from Surrey and Maple ridge, but I was wondering If there is a more detailed way to pick the areas such as the "ACRE" system. Thanks! Mario

    Safest exit strategy in BC?

What would be the safest exit strategy in BC(in terms of default by tenant/buyer or AFS buyer)? In Ontario it takes about 2 months to get the buyer out If you sell by AFS. How would that work in BC? Thanks! Mario Ferreira

    Quick turn in Vancouver!

QUOTE (ThomasBeyer @ Nov 2 2010, 11:37 AM) AFS works well if there is enough spread between buy and sell price .. which is hard in BC. Quick turn works best if you can with ALL CASH as mortgages are not assumable in BC. Why would the 2nd mortgage holder take a discount ? According to her...

Begin investing with quick turn techniques!

Thanks a lot guys for the quick response! The techniques that I`m interested the most is getting in using taking over the debt/seller financing and exiting with either lease-to-own or seller financing. Do you think that would work well in Vancouver? Do I use the same criteria as buy and hold to...
