    Small multi-family

I have always been unimpressed with the spread between projected and actual costs to run those boilers. I personally would add a hedge in there too. Just something to keep in mind. If the numbers are calling the deal to be good, and you are convinced you have done adequate DD, then dont get...

how do I find comparables myself

I agree with Brett. Form a relationship with a buyers agent, dont abuse the situation until the agent has pocketed some commision money, then ride `em like a rented mule! (just kidding, mostly!)

Mandatory Donations on JV Properties-Social Responsibility

You are in full control of your portion of the deal. Give away 100% of your 50% (or whatever it is) if you want. I personally wouldnt be interested in having someone else decide when/where/why/how I would be making a charitable contribution. In fact I would find it offensive. I like the IDEA of...

Mortgage Payments on Hold for 4 months !

I read this and called my BMO lender and discovered that it only applies to the principle residence. On revenue properties it falls under "discretionary" which means if you golf with the lender (I am being facetious) they will possibly give it to you. But they say no. for any reason...

JV - Should interest on down payment money (LOC) be part of the expenses of a JV deal?

I see it like this, If I put up the LOC funds to make the purchase of the property, the LOC debt would have to be serviced. What do I care if it is my LOC or a Partners? I dont. I service the LOC. You just have to make sure the deal carries it...you get that in the purchase price. You both split...

Greg Habstritt’s Simple Wealth, Is it worth it?

I will be there. I try and go to as many of these things as I possible can...my theory is that the more "stuff" I jam into my subconsious brain (cant possibly remember everything) the more "original" ideas I am prone to have. I have not yet gone to one of these things and not taken something...

    Am I too nice?

the past reflects the future. There is a lot more people that have SAID they will bring the rent up to date and DIDNT than otherwise. I sounds like you have given the tenant a quality education in how hard and expensive it is going to be to get rid of him...I am not sure that was the best move...

    Determine building and land value

This is what I would call a "GREAT BIG HUGE GIANT GRAY AREA" when I was starting out a few years ago I went through this over, and over...I told the accountants to just pick a number, they wouldnt, I looked all over and only just got more confused. We finally just pulled a number out of the air...

Can buying a rental property wreck your credit rating?

I have never had a score that high...and likely wont. I pound the crap out of my credit by buying properties. I guess I am ok with that. (grin)

    Condo Assoc.

I have bought a condo that had a repaired basement crack...DD confirmed that the Condo Management Company had taken care of all the repairs as a matter of course...and insisted that it was repaired properly (and that meant a little more costly) It was never a problem. Just call the management...

How long to wait before buying privately

Most Realtors are just plain...terrible. (I had to think about the word I put there for a minute) they think that they can tie you up with a listing contract, then do NOTHING and if there is any suggestion of some contractual reason why they can charge in and grab remuneration for their 10...

What is the best asset to invest in?

RK takes a beating all over the internet for not being specific. It is the CONCEPT of wealth creation he is trying to instill in people. You cant say "buy Real Estate" or "Buy Gold and Silver" because the person that reads/hears that, might be reading/hearing it in a completely differant time or...

Rental Application - Making a Decision Based on Credit Report

QUOTE (investmart @ Jan 12 2009, 02:43 PM) Hi All, As a rule of thumb, do you not accept any tenant with even one collection reported on his credit report? Also, what do you tell the applicant/how do you explain your decision to him/her? Just say something like "Unfortunately, I can not accept...

    Mass Foreclosures in Canada`s Future

There is such unpresedented opportunities out here right now I cant even believe it. If you paid too much in 2007 buy more of the same properties for less money and look at it from a dollar cost average approach. Seem simple? I am doing it right NOW. I cant believe that some of the *INSANE*...

    Calgary Assessment - 2009

ok, I pulled the actual file and it shows I sold for $24,500.00 (not 40, my bad...I have quite a few in the folder and shouldnt go from memory) less than the assesment of 2008...which is UP $62500 from 2007....when the property was actually worth $71,000.00 more than in 2007... go figure!

    Calgary Assessment - 2009

I just sold my residence (3Bd TH) in Killarney for $40,000 less than the assessment, (but actual value) and the actual assesment is up from last year as well. I wonder if they will get any complaints this year? (grin) what would you rather...be a tax assessor or a parking cop?!!!

All We`ve Seen is the Tip of the Economic Iceberg

QUOTE (Jack @ Jan 6 2009, 09:31 PM) I don`t see demand being there. I don`t see many people rushing out to go buy real estate right now. It`s great to buy when there`s blood on the streets, yes, but, in today`s conditions, it`s more like Chernobyl toxicity on the streets; there`s a lot of risk...
