    Is it worth the risk

Clowns and Criminals aside, I think the two most important factors in assessing the risk are the zoning & parking and the safety of the suite. Since you`re in a SFH-only zone, you need to make sure you have adequate parking onsite and you educate your tenants on living in co-operation with...

Question on paying yourself for renovation work

I`m not an accountant, etc, etc... My understanding is that in this scenario, you would include your material and labour costs and LOC interest costs incurred up to the time it is ready for rental in your acquisition cost for the house. You can`t pay yourself for your own time.

Anybody using HSBC Business Direct (No fees account)

I have one of these accounts - Not much to say about it, it was easy to setup and so far everything has been fine, but it`s not a particularly active account for me. With a couple previous companies I used TD and RBC business accounts, but for low transaction volumes they were very expensive.

Does this potential tenant sound odd?

I agree with the others, pass on this applicant and move on. I wouldn`t spend any time on someone who won`t complete or sign the application. They aren`t serious about it, period. Next! On the subject of tenant credit checks, they are just one part of the process and not necessarily the most...

Fixed or Variable? That is the question

Wow, those charts are ginormous! Sorry about the huge graphics, I`ll see about resizing those to something a little friendlier. A couple people have asked me about the spreadsheet I used for this analysis. It is done in Google Docs online, here is the link for you to view/copy the spreadsheet...

Fixed or Variable? That is the question

Hi Wade, thanks for starting this topic. The graph you created helps to visualize rates, but the advice to calculate area above/below the fixed line doesn`t make sense to me. Not sure what you meant by that? Anyway, this prompted me to recreate an analysis that I did a few years ago and lost...

Seller financing on clear title...how to present?

Oh, sorry didn`t read your initial post carefully enough. For the scenario you describe where: - seller has clear title - seller wants cash - you don`t want to qualify for the loan - you want to put down minimal cash You`re on the right track. What you`d want to do is get the seller to get...

New Layout for My REIN Space.

QUOTE (bizaro86 @ May 4 2010, 09:20 AM) One way to "get around" a poor bulletin board search, which is a common problem on most internet forums, is to search the site using google. Go to www.google.ca, and type in: site:myreinspace.com and then type in your search term. For example, if you copy...
