Just a "heads up" for anyone thinking of renting to tenants in Airdrie. I was informed by the City of Airdrie that their bylaw REQUIRES
that the property owner pay for water and sewer. This discussion with the City was on the heels of me getting a notice for payment after the tenant applied for utilities.
Sure you can bill your tenant for it but it`s a bit of a hassle and something to be aware of - and it`s probably a good idea to check in the town where you invest as to what they require.
This approach by Airdrie is significantly different from what I`m used to in Calgary and Edmonton where I tell the tenants they are completely responsible for all utilities (unless it`s a condo where the condo board usually pays for heat and water which is reflected in your condo fees).
