Applying for mortgage - What paper work should I prepare?

Hi everyone,

I've been watching the market and saving for a down payment for a couple years now and I'm getting to point where I might be ready to start making offers on my first duplex or triplex.

When the time comes to visit the bank I want to look as prepared and professional as possible, and I'm wondering what sort of paper work I should be putting together? Do I need anything other than personal financial statements and income/expense statements for the property I'm interested in? Should I put everything together in a binder or have it bound into a document at Staples? Any advice or examples would be much appreciated.

Yes, create a binder. Inside, with tabs:

Assets owned with some meaningful detail such as value, mortgages, income, picture

Three years of NOA or 2015 T4s

Cash statement to prove down payment

One page bio with picture

Thanks Thomas. I appreciate the input. I wouldn't have thought to include a bio and picture.
