Basement Flood In Grande Prairie!

I was fortunate enough to have a lower suite in one of my properties get flooded over the May Long weekend. I recently found out that insurance won`t cover it due to it being "ground water seepage." Has anyone else had any experience with this and any insight? I sure could use some help! It looks like this is going to cost us about $25k to get it all fixed and done. I am also looking for a renovation specialist to help with this. Please send any information my way. Thanks again.
 
Not that this reply will help you, but we experienced this in Edmonton in 2007 with the same response from the insurance company. Floods are only covered if they enter above ground (such as through a window) and you must be able to prove it.

We were lucky that we had a raised subfloor and old flooring, so we were able to do a proper cleanup including drying under the subfloor by cutting about a dozen vent holes and pumping heat and air through. Very stressful all the same.

Just ran into a similar situation with a Rein Member, The faucet was faulty water line flooded the hall way & Basement. My client contacted the insurance company, talked about having me do the renovation. To make a very long story short it was 2 mths before a decision was made on pricing the job & removing the waste materials, then they tried to blame my client.
Make sure the basement is taken care of, minimum bottom 2 ft of drywall & insulation removed, Industrial dehumidifier used for a week. Hire a great contractor.

Do you have a sump pump? Sometimes you can convince the Insurance Co that though it was ground water the water flow was so great that the sump pump failed to keep up. Check out www.cdrg.ca & see if they have a member in your area. A restoration/remediation company specializing in water & mould is the company you want.

No, I didn`t have a sump pump but will for next time. No members in my area but thanks again. I am now pursuing if title insurance might cover it at all. perhaps the previous owner failed to get their work permitted and inspected. Worth a shot I say.
