Hello, I`m fairly new to this real estate/landlord business and currently considering a tenant that used to live in the house next door that all the neighbors love, that likes to do handy man work and I would consider a equity building tenant.

However, he is on long term disability and the government pays his rent. I’m wondering if there is any restriction or rent control enforced in these situations. Further can the government be a pain to deal with in these situations for rent payments.

Any knowledge would be appreciated.

Don`t think twice, take him. Tenants on disability, in general, is a big advantage: they pay on time, have low but stable income, etc. all you want in a tennat.

good luck.

They`re also in the house nearly 24 hours, 7 days a week. Most tenants leave to go to work for the majority of the day.

Suffice it to say, you can expect higher than normal wear & tear (and possibly utility bills) on your property.

Interesting point. I think they`re still considered "good tenants" by most investors due to the points mentioned earlier when considering all factors. interesting point however.
