and you can search on other sites (i.e. Commercial properties are not always on MLS) so look at CB Richard Ellis, Coldwell Banker, DTZ BARNICKE LIMITED, and other commercial sites.
You can also look at www.propertyguys.com and see if they have anything in your town of interest.

Most areas have a local appartment owners group. If you have one in your area join in. You will find that will be your best chance to hear about upcoming sales.
