Bonjour everyone,

My name is Daniel Germain and I am a Real Estate Investor from Terrebonne, Quebec (near Montréal). I`m also a stay at home dad and I take care of my two young daughters (Eliane 5 and Arielle 2). I`m presently looking for houses to buy and sell/rent in my area (North Shore of Montreal) and at other opportunities. I am glad to have found this place and hopefully I will be meeting like minded people who don`t mind my french accent if we speak on the phone! :-)

Wow, I didn`t expect to receive a reply to this post from you. This is great! :-) It`s not every day that I get the chance to talk to a Best-Selling author! :-)

Basically, I`m here to learn, make friends, meet like minded people, etc. I`m trying hard to find good deals in Québec and will share them here when I have some. Hopefully I may find JV partners from this forum. I have one right now and will go ahead and post it in the proper section if this is alright.

I have order my books from Amazon.ca and they should arrive next week. I will get better at this! :-) I love being a stay at home dad but my wife and I have bigger dreams and wouldn`t mind having a proper vacation with the kids in the near future. Real Estate Investing is what we need to accomplish what we want in our lives...

Hey Daniel,
Welcome to the forum. I would also highly recommend any of the Quick Start programs scheduled in Toronto, Calgary, or even in British Columbia. The techniques in which we invest by are taught at these courses. I am not an employee of REIN Nor do I get anything back for giving compliments to REIN. I am a realestate investor just like you. And my business was turbo charged when I joined the group and got educated on thier way of investing. So in a way I did receive quit alot from REIN because this group and program taught me to invest wisely. We invest based on economic fundamentals and we conduct detailed investigation into all of our property purchases before we buy them. Good Luck, get into those books, and hopefully we`ll see you at the Toronto Quick start in April 2008....

The thing is that although I get many high praise from a lot of people this is not a winning concept for the banks... hehe. I`m simply wondering if there is still a chance for me to actually make it in Real Estate. I mean, I did find deals but I can`t close on them by myself.

Bonjour Daniel,

Enfin un peu de Francais! Je suis membre de REIN depuis une annee environ mais avec ma femme nous avons fait de l`immobilier depuis bientot 10 ans.

Je sais par experience qu`il est tres difficile d`obtenir une hypotheque sans avoir un travail salarie a temps plein, et je sais aussi que les lois au Quebec peuvent etre tres differentes des autres provinces mais tu devrais peut-etre parler avec un courtier. Les courtiers ont en general acces a un grand nombre de produits hypothecaires differents qui ne sont pas necessairement offerts par les banques. Certaines personnes fortunees offrent parfois ce genre de pret par l`intermediaire de courtiers. C`est logique dans la mesure ou tu peux avoir un tres bon retour sur investissement bien meilleur qu`avec les produits a revenus garantis des banques et comme en plus le bien immobilier garanti le pret, les risques sont minimes.

Une autre solution pour toi c`est d`acheter des maisons, condos ou immeubles sur lesquels il n`y a plus de pret. En general c`est le cas quand les proprietaires sont proche de la retraite. Tu peux alors leur demander qu`ils te donnent un pret plutot que la banque. Dans ce cas de figure le vendeur agit aussi en qualite de bailleur de fonds. En anglais c`est un Vendor Take Back Mortgage ou VTB. Pour le vendeur les avantages sont multiples. En premier lieu il y a beaucoup moins d`impots a payer l`annee de la transaction. Ensuite au lieu de recevoir 2 ou 3 % d`interet s`ils mettaient leur argent a la banque, ils recoivent 6 ou 8% (ca depend de ce que tu negocies) et recuperent leur propriete si jamais tu ne peux plus payer ton hypotheque sans te rembourser quoi que ce soit.

Autre point a considerer. Les lois a Montreal sont tres largement en faveur des locataires et il est parfois tres difficile d`avoir gain de cause si ton locataire refuse de payer son loyer. En tous les cas c`est comme ca si rien n`a changer depuis mon dernier sejour a Montreal.

Pourquoi ne pas investir en Alberta? Le climat y est tres favorable aux proprietaires et les opportunitees tres nombreuses. Tu pourrais servir d`intermediaire entre des investisseurs Quebecois et des professionnels en Alberta. Il y en a beaucoup qui seraient ravi d`etendre leur base de clients et pourraient te dedommager. Ca s`appelle Finders Fee.

Voila, j`espere t`avoir donne quelques idees.

Je me suis trouvé un courtier hypothécaire la semaine passé et il a l`air très bon. Effectivement le Québec à plusieurs lois qui n`avantage pas les investisseurs par rapport au autres provinces. En fait, j`ai trouvé un condo avec un bon ROI à Knowlton au Québec mais je regarde partout. Pas seulement le Québec. :-)
