Not trying to hide the fact that I built this. I'm looking for honest feedback before I invest more time and money into it.
I've been building a company called Notroa it pulls motivated seller leads directly from public county records instead of resold lists absentee owners, pre-foreclosures, high-equity properties, vacant homes, code violations, and more. As you save or like properties, it learns what you're looking for and recommends similar opportunities.
Every lead gets a 0–100 motivation score with a plain-English explanation, helping you quickly prioritize the leads most likely to convert instead of manually sorting through hundreds of properties. It also drafts your first email, text, or cold-call script so you can spend less time on busywork and more time actually talking to sellers.
The goal isn't just to give you more data. It's to save time, make it easier to find deals that match your buying criteria, and cut down on the manual work between finding a property and reaching out.
Right now it's live in a handful of Ohio counties: Franklin, Cuyahoga, Hamilton, Montgomery, and a few more.
There's a free trial with no credit card required, but that's honestly not the point of this post.
What I really want to know is:
Is this something that would actually improve your workflow, or are the tools you already use good enough?
What's missing that would make this worth using?
If you could change one thing about the tools you use today, what would it be?
