Calgary MLS listings dropping

I`ve been keeping a close eye on the active MLS listings in Calgary. In January 06 and 07, when the listings dropped, the prices went up.

hmmm. I wonder...

Listings typically drop this time of year due to a larger portion of listing contracts expiring around Dec/Jan. This, combined with year-end bonuses and raises can fuel a first quarter run.

While I agree with you that prices should tend upwards as a result I think the effect will be much less dramatic this year due to the large amount of sellers that pulled their listings planning to try again in the spring and hoping for a better market. Should be a more balanced market this year.

Supply and demand! I was somewhat concerned with the number of listings last Sept/Oct and knowing that around 2,000 of them were vacant homes with owners having bought the bigger and better homes! I know of several people who are going to list come spring... I just hope that we don`t have a record number of homes come up for sale! I read that the prediction is a 4% increase in house prices for Calgary this year.

Predictions are predictions - Most forecasters will tell you- "it is hard to predict -especially if it is about the future". Learn to invest for the long term and watch the fundamentals - the real debate should be "have the fundamentals changed"
