QUOTE (Warren @ Jan 17 2008, 05:38 PM) I`ve been keeping a close eye on the active MLS listings in Calgary. In January 06 and 07, when the listings dropped, the prices went up.
hmmm. I wonder...
Listings typically drop this time of year due to a larger portion of listing contracts expiring around Dec/Jan. This, combined with year-end bonuses and raises can fuel a first quarter run.
While I agree with you that prices should tend upwards as a result I think the effect will be much less dramatic this year due to the large amount of sellers that pulled their listings planning to try again in the spring and hoping for a better market. Should be a more balanced market this year.
