Can an investor also be a Real Estate Agent?

I am not yet an investor, but am in the process of learning and paying down my debt so that we can begin purchasing properties. I am currently a truck driver, and would like a job that allows me more time at home on a daily basis, rather than being gone five days in a row. As I want to know everything I can about Real Estate, and believe I would enjoy the work, I want to become a Realtor.

Is this a good move or a bad one? Would there be a conflict of intrest? Are there laws against it? My primary goal is to become a full time investor, but I would also enjoy helping people find their homes, or helping other investors as a realtor.

Realtors can invest in real estate but have to make sure that they are not in a conflict of interest with their clients. So you have to be carefull.

I am in the proces of becoming a realtor myself (in Calgary). With the up-tick in real estate, there are currently a lot of people who think being a realtor is right for them. But... there are also many things you have to keep in mind:
[list type=decimal][*]It is not cheap - count on $10,000 to $15,000 in upfront costs which includes education, exam fees, board memberships, setting up a home office.[*]Money does not roll in from day one. Apart from the upfront costs, if you do your education at high speed you lose between 3 to 5 months of income because you have to study. Once you work as a realtor, you`re not likely to sell your first property nor will you receive the commissions right away (they are due upon taking posssession of the property). So I would count on another 6 months of no significant income.[*]80% of the real estate is sold by 20% of the realtors. In Calgary there are about 5000 realtors and around 4800 listings. So that is on average 1 listing per realtor - however, remember the 80/20 rule.The brokerage you join will also require money so if the commission of a house sale is $10,000 then you and your brokerage get typically $5,000 and from that the brokerage takes its share (count on 30-40%) and then you have to deduct your gas, coffee and marketing costs, your cell phone, etc. So you may walk away with as little as $2000 out of 10,000 gross commissions.To make a living, you need to sell between 15 and 20 houses per year.[/list type=decimal]
Yet, there are a fair number of realtors that make a very good living. I guess it depends on your commitment, your sense of realism, your people`s skills and how long you can afford to hang in. Hope this helps.
 
Yes that does help.

I won`t be pulling the plug on this anytime soon. I plan to stay at my current job at least until my bad debts are paid off, and we have six months of expenses stashed away.

I am drawn to this work because I would be home every night, would help people, and would learn more about Real Estate. However, I do know the risk involved (I used to be a farmer) and wonder if I could make it work. Also, while you are home every night, one also needs to be available to your clients, right?

I`ll have to think about it, and we`ll see were I stand when the time comes.

I can tell you that you don’t need to be an agent to become an investor. And yes you can do both for sure as long as you disclose. There are no laws against it. I invest and sell at same time.
Just get clearer on why you want to become an agent. You mentioned that you want to become a full time investor, unless you want to have two full time jobs.

I think that they best, most practical advice for you is to do a mentorship with a Real Estate Brokerage. Few real estate brokerages offer this, where they teach you the ins and out of life as a realtor, while you are working towards getting your real estate license. Where are you located?

I think that this is practical advice for anyone who is looking at becoming a realtor, but does not know much about the intricacies of the career.

Yes, as a realtor you will be `home`. In the sense that you will be in your hometown. However, you are correct, in order to be effective, you have to be available to your clients during the evenings.

I have seen so many people enter the real estate profession thinking they will like it, and they don`t. They end up bailing shortly thereafter.

I did this myself. I spent 2 years as a realtor, but really had no clue what I was getting into. After 2 years was up, I relized that I did not like real estate sales. Rather, my true interest was real estate investment.

Practical advice for you: Do a mentorship with a real estate brokerage.

I hope my little rant provides you with some insight.

I am a broker/agent in Calgary and have been an investor/realtor since I joined the business four and a half years ago.

It is not easy money and A LOT of realtors supplement their income with work in other fields. Things are not what they seem with most realtors! Most make less than 40k/yr. The average age of a realtor is high... in Calgary it is 50+. Most look at it as a second or third career or something to do part time.

So it depends on your expectations. If you are looking at it as a way to take over full time work and feed a family I would say don`t count on it in your first year or two. Takes a long time to build up a client list and develop an expertise.

The average person who sees us show a home thinks its so nice to do that. But what they don`t know or realize is the work that goes behind the sale.

Yes, it is true Tahani. I had my realtors license before.

correction...I still have it. It is parked. You never know when you might need it again.

Yes, obviously one can do both. I have been successfully selling in the GTA. I sell 50-75 homes per year. To be successful, It`s more about sales!
