Hi,

Is it possible to sell my duplex while I have a lease agreement with the current tenants?

What kind of lease agreement do you have with them? A plain rental agreement, or a rent-to-own agreement?
 
What province are you in? This makes a difference to what exactly can be done.

Short answer though is yes you can sell your property although your future buyer may have to take over your tenants.

Thanks. The duplex is located in Ontario and the lease agreement is a straight lease for 1 year - no rent to own option.

No issues, you can sell, You may have to answer some questions from your tenants on why you are selling. Be prepared with respectable reasons as you will need their assistance to show the property.
 
You have to give 24 hours notice to the tenants and it has to be at reasonable hours. Obviously you want to be respectful of them as well if they have young children. If it does not sell I presume you want to keep them as tenants?
