Cleaning Lists

Does anyone have a complete list of everything that tenants should do for cleaning before they leave? It should include the usual carpet steam cleaning, floor washes, wall wipe down, kitchen cleaning and probably a lot of other things that could easily be overlooked. Something with check boxes to indicate that they have been done would be good. I did a quick search on the REIN website but didn`t find anything.

Also, can you keep a portion of the security deposit if things are not cleaned properly?

Additional Move out Checklist

The key form will be to go over with your tenant the move-in/ move-out form that you filled in when they moved in. You will fill in the condition of the property upon move in vs the condition of the property at move-out, and you can only claim any `damages` that you can prove and if your paperwork is in order.... Take lots of pictures.

You can try to claim `damages` for not proper cleaning, but from my experiences they do not fly, and no matter how well the previous tenant `attempted to clean` you will have to typically hire someone else to clean properly.

Hi,

In Ontario, where you don`t have a damage deposit, does anyone have any suggestions about the above subject. Obviously, selecting good tenants is the way to get this avoided in the first place...
