Delton Neighbourhood Edmonton

I am looking at a rental property in the Delton neighbourhood in Edmonton. This would be my first property in the Edmonton Market. Does anyone else out there have any properties here? Any advice for someone looking in this area?
 
Delton's a sketchy area, particularly the part pushing up against Alberta Ave (118 Ave). I've heard that CMHC has blacklisted Alberta Ave (to the south).



It's a tough area, and both Delton and Eastwood (to the East) attract a lot of drug dealers, prostitution and crime. I don't see it having the development potential of a Queen Mary Park, Central MacDougal or Spruce Avenue. You need to be both experienced and patient to manage in this area, as most property management companies won't manage single units here. There are deals to be had, but you pay a high price in other areas.



What attracts you to the area? With a little more info on what you're looking for I can suggest some alternatives.
 
I used to live in Bergman, and thought that neighbourhood and Newton were much nicer than the ones to the east or west of them. I certainly did well on my house in Bergman, and wish that I could have kept it. It gets better the further north you go (away from 118th Ave). Some of the neighbourhoods north of the Yellowhead are also quite nice (ie Delwood).

What I have found here is a suited property for sale. The numbers look good but I know that the area certainly has some questions marks due to its proximity to Alberta Avenue and Eastwood. I am ideally looking for a suited property in NE Edmonton close to LRT that is less than 15 years old with separate utilities. I understand that north of 137 AVe. might be best for a an investor just coming into the market. The property would be a 3 br up and a 2 br down with a separate garage.
