Edmonton property question (New LRT area)

Question for Edmontonians,
I`m looking at buying a duplex in the Kirkness area, the city plans to put an LRT path right behind the house (currently there are train tracks and train traffic). The LRT extension should be great for the the community, but I`m looking for opinions about re-saleability of a property with the LRT (including sound wall) behind the house.

Any one have experience with houses in other parts of the City that have this, or opinions about the extension up to NE Edmonton.

Being ahead of the new infrastructure of an LRT is one key to making money.

I would talk to city hall now and find out exactly where the station is going and when? IS the funding in the capital budget for the city, or just on the planning dept. wish list. Clairveiw station was built 30 years ago and the line to the South Side is now just being completed.

I bought a property on 107 ave and 123 st 30 years ago because of the proposed lrt to the west end. Canceled a few years later and now the new LRT route may go right next door to my property. A winner 25 years too late.

A great rental property if the price is right, are the condos on Manning freeway and 137 ave, clareview crossing. Perfect for university workers and students. LRT station just outside the door.

However, if you are right next door, traffic and disturbance may drop the price on property. 1\2 block away, probably better.

Just my 2 cents on Edmonton

The LRT will run directly behind the house, the station is a few blocks away. Do you have any experience with the train runnning directly behind properties (with sound wall)?

I will definitely call the city to check out financing.
