I have a problem tenant in my home that I have served a 10 day notice for not paying rent. I would like any practical advise for dealing with eviction day...next Sunday @ 1:00pm. I will have my court notice by Wednesday or Thursday. I live in BC, this is my first tenant that hasnt worked out...things went south in a hurry. As well, a 30 notice was served for other violations of the lease agreement. thanks for any input in advance.

Can`t comment on BC procedure and if you have to get court enforcement office involved etc..
I`ll say check with your provincial landlord and tenant board on that and serving a second notice as it can potential delay things to the later date
Also have new lock set with you to change lock once tenant is gone

If the situation is occuring in your home (as opposed to rental), you might want to see if the landlord tenant legislation is even applicable...
