How do you find out about a prospective tenant on Facebook? Even if ur a member, you can`t see their profile or details unless they approve you as a friend, right? or am I missing a search technique? Any due diligence tips beyond conventional is great....

If you belong to the same network, you can often see their profile unless. Another way is to be friends with one of their friends. If you really wanted, you could send 10 profile requests to their friends. Some people just want to have as many friends as possible.
 
Or you can just friend them. Lots of people are fine with it, but the flip side is they can see you. Try Googling their names too. MySpace and LinkedIn can be good places to check.
 
I tend to consider finding a visible profile on facebook just a bonus, and don`t consider it to be a final word either way - we all know how many people have an alternate persona online...

When an applicant (a) uses facebook and (b) has a visible profile on it, that`s a score. otherwise, I make my decision based on the other (more reliable) methods of screening tenants; credit checks, current landlord, past landlord, current boss, past boss (if it`s been recent enough), etc...

Personally, I don`t want any of my tenants to consider me their friend, and would never invite them onto my friend list on facebook.

That`s just my thoughts on the subject.

I`ve actually created a secondary profile on Facebook which deals only with my rental stuff. That way I have a bit of a "Fence" between my personal life and my business life. Make the appliacnts your friends, they think you`re being a nice landlord, when really you`re just doing research on them!
