I would appreciate referrals for a lawyer, realtor and accountant. Ideally the professionals would have familiarity with the ACRE system. I prefer that they live in or close to Kitchener/Waterloo.

Referrals are useful but you really need to hit the street and start meeting real estate agents yourself. Meet as many as you can before settling on one or two.
Personalities and business practices are equally important.
Find a agent that is also a landlord if you can.

I purchased my first three investment properties in the KW area last fall. I was introduced to a real estate agent who specializes in investment properties, understands the numbers, is an investor himself, and is good at his profession. He also has a blog which you can check out.

One of the toughest questions for me to answer was "what type of investment property are you looking for?". As a first time investor I wasn`t sure, and that made it tough for an agent to help. Ben was able to set me up in three properties which are all going to cash flow well within the first year with my added value changes (which seems to be what I like, so far).

Best wishes in your investing. I personally like the strength of the rental market in this area, which is supported by the strong fundamentals. As Don says, the tenants are your customers and the more customers the better.
