Foreclosure property in West Edmonton-quick access to anthony henday,whitemud and major 170 artery.Property is a bungalow in a mature area-needs some cosmetic work.Owner would like to stay in the house and rent for $1650.00 on a 1 year lease/w option to purchase.Should cashflow around $300 to $350/month.This would help qualify for a new mortgage as we cannot assume.We can structure the deal so that we can keep him in the property longer as i dont see things picking up till 2010.I do not have all the cash as i just finished purchasing a half duplex in NE edmonton.The investor would need approx 70k in cash.Can be a silent partner as i like to work with my properties at the moment.City assess at $425k we could pick it up for around 320 to 330 k depending on appraisal.
