HI all,

I am new to REIN (Edmonton) and last night my tenant told me there were cracks that had steadily been increasing in the walls and a crack in the basement floor had gotten much worse.

I have taken pictures and it looks bad. I am wondering if anyone has any advice for who I should get in there - type of person and any ideas and what I should be expecting?

What is the age of your property?

What is the foundation made of , Concrete, brick, wood?

Does the crack leak?

Cracks on the floor usually are not a concern structurally.

Most of Edmonton is built on clay soil, and it reacts with moisture or the lack of moisture. No bedrock in Edmonton. Every foundation in Edmonton has at least one crack after ten years.
Cracks must be repaired from the outside to be waterproof and long lasting.

Call an engineer to look at your foundation if you have questions.

Foundation repair specialists such as Abalon or Abarent are both long time contractors in Edmonton. I have worked with both over the years. There are many other good contractors to choose from. Look under contactors, foundation in the yellow pages.
 
I would call in a couple of contractors for opinions/quotes.

For our basement issues we called both Abalon and Abarent and found they were too expensive for us. We chose K. Kuypers (780-448-9908) for our repairs and are very happy with the work and the price.

Hi Sherilynn:

I realize it's an old post, but would you still consider K.Kuypers? I have foundation cracks and they do leak, but the basement is not finished. I had one quote for $12,000 and in the phone conversation he went from "could be $10K to 20K to 30K".

Also, I was just reading a Trump book on it and he suggested to get the contractor to give you at least 10 references! Wow , worth a try I suppose.
