Beyond doubt, the market (or interest rates / Dow Jones / economy / hemlines) will fluctuate.

I`ve used that sentence, or a variant thereof, hundreds of times. If you use the proper tone of voice, it sounds pretty darned impressive. I`ve had people come up to me weeks afterwards and tell me I was right. Not sure whether to laugh or cry.............

Manage risk by understanding the fundamentals...however, in my opinion, you shouldn`t look at predictions to plug in an appreciate rate for the town....buy undermarket and buy for cashflow.
