how do I find comparables myself

We have been approached to sell a 4 plex in the Baldwin area of Edmonton. Since this would be a private deal I am looking for a way to get price comparables for setting our asking price. I don`t have a real estate agent in Edmonton so I`m wondering how I can get comparables without asking an agent.

option 1: become an agent yourself ?

Option / comment 2: know the market ! that includes experts .. such as MULTIPLE agents, appraisers, lawyers, property managers .. once you`ve talked to 20 or so you will find a rough comparable !

comment 3: What is wrong with TALKING to an agent or 5 ?
 
Find an agent that you trust to be hardworking and with an extensive knowledge of your market and pay them consulting fee to do the work that you need done.
Just a thought, not sure if agents are able to do this.

Most agents have no problem just sending out some comparables. Just let them know your situation. In fact, if you send me an email I`ll do it for you as I have access to the Edmonton MLS.

Another option is to get a house appraiser. There`s referrals on this website. It will cost some money (maybe a 1000), but you`ll get a fairly accurate picture of what the four plex is worth.
 
Save yourself the heartache and start cultivating a relationship with a good buyer`s agent. You will want one when it comes time to shop + offer on a property and it doesn`t cost you anything as their fees are paid by the listing brokerage.

Or, track down the addresses of all the properties for sale in the area of interest, wait for them to sell, then pull their titles ($5/pop) and hope you timed it right to catch the land transfer. Will show you right on there.

Or, you can actually "preview" the title and it will show you the value of the last time the land was transferred... probably would save you the $5 every time.
 
I agree with Brett. Form a relationship with a buyers agent, dont abuse the situation until the agent has pocketed some commision money, then ride `em like a rented mule! (just kidding, mostly!)
