How much to paint and re-carpet a townhouse?

Hello,

I posted a while back asking for ballpark ideas of what it would cost to re-carpet the stairs and upper floor of an 1100 sq ft. townhouse. It seems that it would be in the $1500-2000 range.

Our PM is now quoting us $6000 to repaint and re-carpet (probably including the living room, too) - this seems very expensive to me - is it?

It`ll depend

I`m obviously not too familiar with your local market but my comments are likely somewhat reasonable
Paint - depending on wall repair, trim ceiling, etc.. but $1500 + is reasonable for entire place.
Carpet - That would leave around $4000 for an 1100 sqft... entirely reasonable... but you can do for a few thousand less...or thousands more depending on the quality being used.

$1000 to $15000 for paint + $2 to $4/sq ft for carpet depending on quality (installed and old stuff removed, all in) + stairs probably .. so yes they are in the range (albeit on the high side) as you have to pay for "supervision" and 15% reno fee commonly charged for major items by PM firms ..

I was thinking more like $4000 than 6000 - we will be getting quotes next week, so hopefully that`s what it will be. It just seems a lot to pay about 6 months` worth of rent to make it rentable!

$4000 seems about right for a TH ..

welcome to the brave new world of landlording !

Hopefully this happens only every 4-6 years .. and not every 2 !!
