Thanks Joe, that presentation, more specifically the interview Russell did prior to it, helped me rent my latest purchase for ~ 300 over "market value" for my area. Once I approached everything as creating a "feeling" it went very quickly.

Donna and I were just speaking to investors yesterday at the Toronto Investment Show about this very thing. They asked us "will staging allow us to rent for a higher price?"



We responded with "in our opinion, yes...because you are standing out" and as you said, creating that 'feeling' and visualization for the tenant. No guess work.

Of course.



It literally was a light bulb moment for me. I started from the outside from the moment they drove up and continued as best I could inside to the moment they opened the door. Once I clued into how everything I did would make applicants "feel" it was fairly easy. I didn't go nearly as far as I could have with it but just that mindset helped a lot.



The appraiser estimated $700-$800 / month for my place.

CMHC was at about $790 I believe.

I rented it on a 12 month term for $1095 / month + utilities

Incredible ! Thanks for the information and I hope this inspires others to do the same. Donna just completed a job with a combination of corrugated and real furniture for investors who want to flip using the Ron LeGrand strategy.



I'm very positive this will yield them more for their property as a sale.



On the rental side, she is being contacted by a lot of REIN members to do exactly what you have completed and keep the costs down. As those jobs complete, we'll post pics for everyone to see on her website.
