How to very a Quad is legal

I was looking at a property (4 units) which decent cash flow... However, I would like to very the legal status. It appears the owner converted a single house into a duplex and then into a quad.

Your best option would be to contact the municipality and confirm the legal description they have for the property.

more specifically, go to the city planning department, ask to speak with a planner and politely ask him/her ifs current use (4 units) is apparently legal (whether conforming or not) based on the property`s history, zoning, special approvals/exceptions etc. good luck.

I used the city`s online website services to retrieve the taxes info for the property and it`s a triplex.
