I was looking at a property (4 units) which decent cash flow... However, I would like to very the legal status. It appears the owner converted a single house into a duplex and then into a quad.
more specifically, go to the city planning department, ask to speak with a planner and politely ask him/her ifs current use (4 units) is apparently legal (whether conforming or not) based on the property`s history, zoning, special approvals/exceptions etc. good luck.
I used the city`s online website services to retrieve the taxes info for the property and it`s a triplex.
