If Buying a Fully Renovated Single Family House with Basement Apt

If you are buying this property renovated from top to bottom, would you require the Seller/Owner (in Schedule A) for copies of permits granted by the City? What if the Seller/Owner comes back to you and said he did get permits and added a clause "selling the property as is". Is this a red flag? Would you still push through with the deal?

Please share your expert advice and experience. Thank you in advance.

Make your offer conditional upon an inspection relating to your specific concerns. If they would not allow an inspection I think that would be a cause for concern.

I just finished renovating a basement suite and for the electrical and secondary suite permits, once the final inspection is complete and it passes, the city inspectors
put stickers on the electrical panel. If there are no stickers I would ask home owner for proof, otherwise you will be required to get them after the fact. This is Edmonton so I'm not sure if the same applies across Canada.
