Stakes in select investment syndicates
Real estate investing in Canada in 2010 will be poorly suited to low money down

Hi Kamal,

My specialty is purchasing rental properties in my area that yield high cashflows. I typically put down 5-10% on my purchases (through a VTB or CHMC insurance), because my cashflow is so strong that it reduces the risk of high leverage.

Strong cashflow is the best way to ensure a good return right now on buy-and-hold rental properties, as future appreciation is uncertain. REIN Members that did Ron LeGrand`s course probably have some other ideas for you as well!

My personal belief is that you HAVE to know your local market inside-and-out, and this knowledge is even more important than what area it is that you are investing in. If you don`t have the time or inclination to spend time learning, then your best bet is to partner up with someone who does. There are lots of REIN members that fit into this category.

indeed .. consider time invested (blue dollars) and $s (green dollars) invested ! Both have to yield some decent ROI !
