Lease Agreement

Hi,

I am looking to lease out a unit in my duplex. I have always just rented month to month, but lately the turn over is too high and I am paying dearlyfor it.

Does anyone have sample lease agreement that I could use?

Just curious, what do you mean you`re paying dearly for high turn over ? Do mean wear and tear or vacancies ? Thanks.
