Adding and replacing light fixtures at one of my units. My electrician is asking whether I want to go with standard or LED. That they are much more cost effective over the long term.

What are others here doing?

Tenants pay utility bills

I am making decision based on at least a 10 year hold

The measurement for value of increased cost up front should not be anything other than savings down the road. If the upfront cost is yours and the savings is the tenants there is zero incentive for you and no logic in increasing your costs.

Your long term pay back is zero.

Why not have a clause in your lease that states s.th. like "All repairs that cost less than $50 are the tenant's responsibilities".

or $20 even or $100 .. and maybe knock off $50/month as an incentive.

Measure return-on-CASH and also return-on-TIME !!

Time is limited. Cash is not.
