Before you contact them you

a) how much cash you have .. and when

b) what size property you're looking for, assuming 25-35% cash down which is the norm in Edmonton today (don't expect to get 10% down deals that are priced to market !!)

c) whether you're looking for higher priced but stabilized property (100 to 125/door) or ugly one which needs work (sub 90 / door)

d) whether a class C neighborhood is OK .. or whether class B or A is desired
