Have followed all rules and instructions....for some reason cannot give away......nice place 4 yrs old half duplex

Any thoughts appreciated

hi Suttsy,

How many ads? On how many websites?

How many photos? How many "For Rent" directional signs with your phone number? How many notices posted in neighborhood grocery stores, pharmacies, laundromats? How many ways to contact you..phone, email? How many Open Houses for renters?

If you`ve done all of these, and you still can`t find a renter, then your asking price is too high, or your place is not yet "Rent Ready". If you`re a Rein member, You can download the "Renovation Rent Ready checklist" file by Russell Westcott (in the Critical Forms section..Landlording) to see if your place is "Rent Ready".

In Grande Prairie, while we have had success with online ads, it seems the local newspaper is the best way to attract tenants.

Thanks for your replies.

I have completed every single thing you guys have suggested. I am a REIN member, and I currently have no other vacancy issues, but I am so challenged by this one vacancy it`s driving me nuts. The problem is it has been vacant for six months which is unheard of in GP. I have lowered my rent price significantly to the point of negative cash flow $200 and I`m concerned about attracting bad renters if I go too low.

Have you tried offering an incentive to rent? Free supper every month! Weekend getaway!
 
Have your property manager dance on the street in a clown suit until it`s rented (like Russell`s story in Edmonton). Probably don`t have to go to that extreme, but keep thinking "outside the box" until someone bites.

For example, Last year we gave away a free Westjet flight to anywhere in Canada to rent out a place. Cost us $300 to fill a $2000/month rent 1/2 duplex. Paid for itself the first month.
