looking for some advice and a good real estate agent

My husband and I are in Durham Region Ontario. I would like to buy a first investment property within the next year or so. Although I have done quite a bit of reading and spoken to a few real estate agents, I still feel I need more general info. The real estate agents I spoke to seem interested more in making a sale then anything else. I want to make sure that I find a real estate agent that is a good fit and is knowledgeable in real estate themselves and can also offer me some guidance along the way. Does anyone have any addition info that would help me along this path, and if anyone has had any dealings with a good, real estate agent experienced with investment properties I would love to have their name. Sandy although purchasing the proper property is essential I personally believe it is equally important to learn the regulations governing the rental business and educate yourself on the "Business" you are about to begin.



In Ontario we are regulated by the Residential Tenancy Act and governed by the Landlord Tenant Board both of which are extremely pro tenant.



It is personally my opinion based on numerous LTB hearings that the board acts as a extension of the Ontario Social Services. Tenants on welfare or ODSP appear to be protected by the board. Landlords will find it near impossible to win a ruling at the board against any tenant receiving social services or any tenant that might be forced on to social services in the event they may be evicted. Private landlords are being forced at a financial loss to house many undesirables.
 
Thanks for the info. Shortly going to be taking a course on that act to give me some more background. Don,t like to jump into stuff without being informed.

With the help of a good, knowledgeable and informed real estate agent, you can get your business off the ground, with a smooth start.


An agent can provide you with a an abundance of information; from market values, resale values, price per door, demographics, income/capita in the area, by-laws, regulations, licensing regulations, market rents, etc.
