Looking for some info in good section of Calgary to invest in???

Hi,

I'm a beginner investor from Quebec, fallowing the rein system. I have been very
busy this past year. I both 4 properties and now looking to invest in Calgary or lose too.



I like to invest in properties that are about 20-30 year old and need to be
updated. I seem to get a good return on my investment right of the bat with
this properties.



I will be in Calgary and Banff from July 6-10 for business and
leisure.



I'm looking to meet a Realtor and property manager to
talk about a good place to visit and see what I could get.



I have have about 50K to 70K with renos.

You can buy a small townhouse or an old 1 or 2 BR condo.



VERY hard to find anything below 200K in Calgary with upside !

I agree with this. Anything that comes on the market for under 200k with potential renovation upside gets sold immediately. I'm active in this market, and it's very competitive.



The odds of being able to secure something like that on a 4 day vacation are extremely low, in my opinion. You could of course buy something with a view to a long term hold, and as Thomas says your options would be limited to apartment style condos (older) and townhouses (in below average neighbourhoods).



As to your initial question, you could check out the Windsor Park area. There is a significant inventory of apartment style condos, which has kept prices reasonable, it has a south-west quadrant area (important to some renters/buyers for prestige reasons) and is close to shopping (Chinook Centre) and transportation (C-Train/Glenmore Trail/McLeod Trail). I own a couple of units there, and have found them easy to rent at decent rates.
