Making significant changes to property

I am looking to buy a home in the GTA. My mother who will be spending a lot of time with me is an arthritis patient. So I am specifically looking for a home which has a bedroom and a full washroom on the main level (so she doesn't have to usually take the stairs). However, such homes seem to be quite rare (except a few old styled bungalows). The alternative suggested is to look for a home which has an additional family room and convert it to a bedroom.



Is this as easy as it sounds? What about the legal procedures? And is it an easy process to add an extra washroom in a home?
 
Find a realtor and tell her/him specifically what you need, including house specs, area and price range. You have to buy only one house, out of 10,000's for sale in the GTA. Piece of cake.
 
True, some options are available. But houses that I really like fall short in just this one aspect. So I wanted to know what it takes to modify the house to convert a family room to an extra bedroom (and if necessary, add a washroom).
 
Find a particular property of interest, than before putting in an offer check with the city it is located in development services / planning / permit departments for further guidance if allowed and what would be required - this can vary from city to city
