Yes, 30 yr ams are available with some lenders.
I just received a few mortgage renewals and the numbers are great for short and the long term. Even a 10 yr is good.

and yes 30 year amortization is only cancelled for CMHC mortgages. Banks can do any amortization they want, some do 40 years but that is uncommon, and some banks do only 25 year am for investment properties or 75% LTV, but 80% LTV and 30 years is quite normal, even for investment properties

The amortization is possible.
You should confirm that the rate applies to rental properties. Many lenders are adding a premium to the rate for rentals so that rate seems low to me.
