I am trying to close on an 8 plex in Red Deer with a JV partner, but the title search revealed multiple properties against it. The city registered one the year built in 1988 (says Re equipment) and three others in the late 90s by CIBC. I want to tie up the property, so should I make an offer conditional to removal of these caveats?

Of course. Any offer is subject to you receiving clean title. The question is: can they deliver ? This may involve a bankruptcy or former owner. Have your lawyer dig up some detail once you have it under contract.
