Need some Help Assembling a Investment Team

Hi,

I`m am just starting out in residential real estate investing and I am looking to get some recommendations for some key members to my real estate investment team. If you have any recommendations for:
-Mortgage brokers
-Lawyers
-accounts
-etc.

that have experience with investment properties and that reside in the Vancouver area that would be greatly appreciated.

Please feel free to share your stories of how you started out and assembled a successful Real Estate investing team.

I recently used Rob MacDonald on my last real estate purchase and I highly recommend him. He is very patient with new investors and loves helping them along.

My (admittedly biased) advice would be to start with interviewing realtors.

Realtors work in the area you are intending to buy in and no where else. Mortgage brokers and lawyers do deals all over and will never actually go into the property you are buying. In order for a realtor to get paid they have to rely on the other members of your team to do their jobs to your satisfaction. Hence realtors are also in the business of knowing good lawyers, mortgage brokers, inspectors etc.

Start with a realtor and find one you like and then ask THEM for referrals to the rest of the people on your team. That will give you a baseline and then you can interchange the `pieces` as you see fit.
 
I`ll present a different approach to Brett`s above. I suggest you start with a interviewing and selecting a Mortgage Agent so he/she can work through you present financial position and your goals and advise what your financing options are. Then interview and select a Realtor and begin the hunt.

Write down what you want to accomplish in real estate over the next few years. Pick your investment area(s) and property type(s). Prepare your sophisticated investment binder, and then share your plans with Mortgage Brokers, Realtors and other professionals experienced executing on plans similar to yours. You can then choose (in no particular order, but before your first purchase) your Team.

Vancouver might not be the best starting place due to high prices and rent controlled landlord-tenant act ! Better in outlying regions like Surrey, Maple Ridge, Abbotsford, Mission ..

One key member is the MONEY partner(s) !!
 
Bonnie Deck for financing, out of peter kinch mortgage team in B.C. is AMAZING. she`ll take the time to explain lots of little things to the new-comer.
 
I like the clients to come to me first (biased yes) but then once I get to know the client a bit I can often pair them with a Realtor to get the job done. Two reasons for this. The client spends a lot more time with the realtor than with the mortgage broker so a personality fit with the realtor is more important than it is with the mortgage broker. Also using a Realtor that is known helps the deal go smoother because we know what to expect from each other so the whole deal is more stress free for everyone. Who ever you go to first, try to get a mortgage broker and realtor that often work together. It isn`t always possible because of different cities but a good mortgage broker can often shop around for a realtor for you, in the area you want to buy. Many mortgage brokers know mortgage brokers in other Cities and can get good inside information on a Realtor in the area. A mortgage broker is your best asset. (Did I mention I am biased?)
 
hi Scott. its great to read your post for a need to have key members for your team.

i am based in CKW(ontario) and just opened a Brokerage called Key ConneXions. its to connect investors like your self with all other key member of the team. to see your post makes me happy as this is what i am doing now to help investors in this area.
