Hello myREINspace community,



I'm a new REIN member as of this month (July 2011) and am eager learn. Consider me a dry sponge. My wife and I have not yet purchased our first investment property, but at the same time we're also not completely green.



To get straight to the point, the short reason for this post is two-fold:

1. I'd like to hear the stories of Toronto-based full-time real estate investors and hear your "Coles notes" version of the steps you took to get where you are, and



2. I'd like to learn more about joint-ventures and how they work. I've already pre-ordered the book and will likely purchase the home study course from here. I would just be thrilled if someone who's already done JVs successfully could give me an overview, so I can streamline my self-education.



If there's a seasoned investor or two reading this who wouldn't mind humouring this newbie with a brief phone call or chat over coffee, please send me a private message or feel free to point me in the right direction by replying to this post. THANKS!

I took three weekend courses (with one more this Fall) and invested a fair amount on real estate investing education already, so I'm pretty good with the terminology and the theory.



I've also read Mark Loeffler's "Investing in Rent-to-Own Properties" recently and am almost finished reading Don R. Campbell's "Real Estate Investing in Canada 2.0". (BTW, I completed the Personal Belize exercise, but I've called it my "Personal Maldives". Google "maldives photos"). I have been a Financial Consultant and CFP for nearly 8 years, so I'm pretty comfortable with crunching the numbers and fully understand the importance of thorough due dilligence, key ratios/indicators, having a system, asset protection, taxation and estate planning.



I've built a pretty good network of mortgage brokers, realtors, accountants, lawyers, and basically people with money to invest (not referring to any of my clients, of course, because that would be a breach of trust and conflict of interest), but none of whom seem to be "sophisticated" real estate investors, although they may claim otherwise. ;)



Once again, I'm really eager to network with real estate investors who are truly "in the know" and genuinely want to share. Thanks for reading!

Thanks for your reply. I'm not limiting myself to Toronto, per se. I'm just thinking that it would be easier to meet up for a coffee in-person. In fact, I wouldn't mind speaking/networking with any serious real estate investor. As a start, however, I'm most curious to speak with a). full-time real estate investors in any area in Canada, and b). those who are based in the GTA (for meeting up purposes).



Would you be open to having a chat over the phone, Shannon. Or, will you be in the GTA in the near future?
