Non refundable Damage Deposit in Alberta?

For rental properties in Alberta.



Does anyone have any information regarding a damage deposit being non refundable?



Do you need an agreement with the potential tenants or can you indicate the DD is non refundable either via email or verbally?

It is a business. Know the written and unwritten rules that govern it !

The DD is refundable if tenant honors his/her lease. If they break the lease, and you can't re-rent in a month, or if they damage the suite in excess of that amount (or both frequently) you can then keep it.
