I have a for sale by owner property that I want to make an offer on, I down loaded a offer to purchase (Manitoba) form off of magadox (I think that was what the site was called). I wanted to write it all up and then have my lawyer look it over to see everything was done right for this first one. But she would rather write it up herself to make sure its done right, it might be worth it if it saves me money in the long run, but its almost $300. I looked over some old offer to purchase that we have that were drawn up by our Realtor, and I think this form looks like it should cover it. What should I do?

Why not use the standard form Purchase and Sale Contract as used by all Realtors in your province? It is free and all real estate lawyers know it inside out.
Don`t make the Seller or their Agent (if they have one) or their lawyer have to deal with a one-off unique contract if you can avoid it. The confused mind says no.
And always remember that lawyers, unless dealing with a standard form of contract, always seem to end up going back and forth making changes to the contract, all at your expense and the Seller`s.

Do not use a form you found online, unless it is the Manitoba Standard Contract. It will cost you more to have your lawyer go through each clause in order to understand what it is you have signed.
There is another similar thread here today in which I outlined the things you need to cover in an Agreement of Sale. Do a search for FSBO and you will be able to find it. The title of the thread is PRIVATE SALE.
