Opinions on the neighbourhood of Sherbrooke

I`m looking at a property (suited property) that is located in W/NW Edmonton in the neighbourhood of Sherbrooke. I`d love to hear the opinions of other investors that have other properties there or have looked at properties in the neighbourhood (or in surrounding areas).

Tenant profile?
Rents? - Of course not how much but generally are they higher? Vacancies?
Future? Ring road is being constructed. NAIT.
